Loan Programs

Roughly 75% of all Home Loans in the US are of the Conventional Variety. Call it the Vanilla of Mortgage Programs. These Loans follow the qualifying standards set by Fannie Mae & Freddie Mac. Conventional is an Umbrella Term and offers many sub-programs such as:

100% AMI: First Time Home Buyers with Income less than 100% of the Area Median Income are eligible to have all increasing adjustments to their Interest Rate waived. The Result: Below Market Rates!
80% AMI: Any Buyer purchasing a Primary Residence with Income below 80% of the Area Median Income are eligible for programs HomeReady or HomePossible. Perks of the Program: Same Below Market Rates & Reduced Mortgage Insurance Rates!
All First Time Home Buyers regardless of Income level are eligible for a 3% Minimum Down Payment.

Conventional Loans can be used to Purchase a Primary Residence, Second Home or Investment Property.

Jumbo is a Generic Term for Programs with Loan Amounts greater than the County's Conforming Loan Limit set by the FHFA.

There are Dozens of Jumbo Programs available. Each with their own Terms and Qualifying Standards.

Because you're borrowing a 'Jumbo' Amount of Money, you should expect increased Qualifying Terms such as meeting Reserve Requirements, Higher Minimum Down Payments, and Tighter Debt to Income Ratios.

Home Loans for eligible Veterans, Active-Duty Service Members, and Surviving Spouses. VA Loans have the best terms in the loan program sphere! Below market Interest Rates, 0% Minimum Down Payment Requirement, no Mortgage Insurance, no Loan Limits, and flexible Debt to Income qualifying ratios. Well deserved terms for our Service Members.

VA Loans can only be used to purchase a Primary Residence.

You can acquire more than one property under the VA Loan Program although, the subsequent purchase(s) may require a down payment, depending on your remaining Entitlement.

A government backed program best fit for low-medium credit scoring buyers. FHA has a 3.5% minimum down payment and can only be used to purchase a primary residence. Interest Rates for this program are among the lowest, typically 0.375 - 0.500% lower than standard Conventional rates.

What's the catch?

FHA charges a 1.75% (of loan amount) Fee which is included to your loan amount, Mortgage Insurance Rates are fixed not tiered (which can be a benefit with credit scores <700), and lower loan amounts.

It's a great program when faced with the combination of: below average credit scoring x needing a low down payment option.

The Fun Stuff...

Non-QM or Non Qualified Mortgage is an umbrella term used to describe programs that qualify Buyers in non-traditional ways. I consider these to be niche programs, rarely used, but fit certain Buyers like a glove. But keep in mind, if you're targeting a Non-QM Program, it means Traditional Financing hasn't worked for some reason. So you should expect increased terms to qualify.

Bank Statement Only (self-employed)

I collect 12mo. of Business Bank Statements and qualify you based on average monthly deposits. If you're depositing $40,000/mo (regardless of the expenses / what's going out of the account), we'd use $20,000 as your monthly income when qualifying. AND the % of deposits used (50% in this example) can be increased with a letter from your CPA.

Excellent program for the Self-Employed.

DSCR

Debt Service Coverage Ratio. Used for purchasing Investment Property.

Market Rent for the Property is $6,000/mo and your monthly payment is $5,000: You're Pre-Approved.

Asset Utilization

Typical profile are Retirees with large amounts of assets but collecting lower retirement income. Instead of qualifying the Buyer according to their income, we qualify according to the assets they own: Retirement, Savings or Investment Account balances.

It's not a Residential Condo and it's not really a Hotel, it's a Condotel! Think - Short Term Vacation Rental units in Tourist-y areas. These can't be financed by traditional mortgage programs as they're not entirely "residential" in nature. So we'll use a loan program specifically for Condotels.

These come with slightly higher qualifying terms such as down payment and interest rate. You can sometimes get away with purchasing one as your Primary Residence, although typically we structure these as Second Home or Investment Property purchases.

If the property is approved for Short Term Rentals, we can qualify the property using market Short Term Rents (see the DSCR Program under the Non-QM tab).

Properties that legally have 2-4 homes/units on the same parcel. These are great. You can occupy one unit, and we can use market rents from the additional unit(s) to boost your qualifying income.

Conventional Programs have expanded Loan Limits for 2, 3 and 4-unit properties. And Down Payment requirements are the same! Such as 5% Down on a 4-unit property, as long as you intend to occupy one of the units. Excellent terms in my opinion.

Home Equity Line of Credit. Most often taken as a 2nd Mortgage on your property. These typically have no closing costs, lower interest rates, and the monthly payments are interest-only. Also, you'll only make monthly payments based on the balance of the loan. If you keep the balance small, you'll have small payments. It's a great way to borrow cheaper money.

Max LTV's for most HELOC programs is 80% meaning, you can only get a HELOC up to 80% of your home's value. So you do need a decent amount of equity in your property before taking one out.

A Word of Caution:

The Intro Period of a HELOC is often very Attractive. Low Rates, Payments are Interest Only.. But both of those don't last Forever. The Low Rate Period often Expires after 1, 3 or 5yr. Thereafter the Interest Rate is allowed to adjust (typically up), which means a higher payment. And the Interest Only Payments don't last forever either, typically 10yr. After which, you start to pay interest + principal, paying the balance down.

Be careful of carrying a high balance long term, thinking everything is manageable, then bam, rate adjusts upwards, increasing your payment, making it that much harder to pay down the actual balance. And if that wasn't enough, should you hang on to the big balance beyond the Interest Only period, your payment will adjust even higher, as it comes time to start paying interest + pay down the balance.

Take your time Exploring all of the Program Options however, Please Don't Feel Overwhelmed by the Variety! It is my Job to Understand your Situation, Educate you of Options and Present Best Program Fits!
